Monarch Construction offers traditional General Contracting services as well as Design/Build approach solutions. Our goal is to provide as much value as possible to every client and project; we strive to assist by identifying every task necessary to successfully complete a project. We acquire our projects by bidding on select bid list opportunities, and also by negotiating as a pre-selected team member early in the design process. We think that having a contractor on board early offers distinct advantages, and gives a greater assurance of cost and schedule control.

We are a General Contractor / Construction Manager; we do not self-perform any trade work. We provide all project management, jobsite supervision and occasional misc. labor necessary for project execution. We subcontract all of the trade and craft work. On jobs requiring preconstruction services we provide the following:

	Project estimates during preliminary design thru construction documents.
	Constructability review of documents.
	Value Management / Value Engineering (budget savings input) Analysis of alternate materials, systems, and construction methods, etc.
	Development of a detailed project approach (execution strategy) that includes staging and phasing of work, storage of materials, paths of travel on and off site, etc. This plan is developed to minimize disruption of ongoing owner business activity.
	Project scheduling which includes all design, construction and owner activities and responsibilities.
	Development of a subcontracting and procurement plan.
	Analysis of whether “fast tracking” the project will assist in meeting overall objectives.

The owner and design professional benefit from having input from the General Contractor early in the overall process. The greatest amount of savings is realized early; usually during schematic and early phase design development. Trying to go back later in the project (perhaps during or after completion of plan check and construction permit documents) is never cost or time efficient. The largest savings is always achieved during early design; and that is when an owner deserves to have the input from a contractor who can provide value added services.
